According to the RICS Residential Market Survey March 2025 (1), the UK property market has slowed slightly in recent months. 

Uncertainty around the recent change in stamp duty rules and wider concerns relating to global macroeconomic events have fuelled uncertainty in buyers.

However, the situation within the local market within Knutsford and its surrounding areas is somewhat different. 

Buyers for properties that fall into the higher bands of stamp duty are less impacted by the changes to tax rules. They are therefore unlikely to postpone their home-buying plans. 

Within recent weeks, we have seen a gradual increase in buyers approaching the market after a seasonal slowdown following Christmas and the New Year. Spring is traditionally a busy period for the property market and the early signs are that buyers for Knutsford are becoming increasingly active. 

Knutsford House Prices

We have observed a levelling-off of house prices over the past few months after a period of gradual growth during 2024. 

The 12-month average house price in Knutsford is £520,474 (2), with a modest growth of 2% in annual property values. 

The overall picture of the UK property market is one of resilience in the face of uncertainty and given its popularity with buyers and affluent nature, Knutsford is well-placed to generate good returns for property vendors this spring.
