Auction Results – February 2015
A summary of our auction results: Our first sale of the year saw a good turn out of potential bidders and there was an exciting atmosphere in the room as the bidding began. With a full room, it soon became clear that people had come to the auction with the intention of making serious bids.
The afternoon began with a most attractive semi-detached family house requiring modernisation which was in an excellent location within a short distance of Didsbury village and walking distance from the metro station. The guide price was £375,000+ and bidding was strong as the property reached its final price of £432,000.
he next lot was a prime building plot with outline planning consent for one detached dwelling in Kingsley. This was a popular lot with bidding quickly reaching a good pace and ending at £189,000, which was £59,000 over the guide price – a great result for our client.
Moving back towards Manchester, Lot 3 saw the sale of a commercial property in Hazel Grove. This prominently situated former tyre depot has potential for mixed use redevelopment and a variety of bidders were interested in this lot. Optimistic bidding started fairly low, but such was the interest that the hammer finally fell at £166,000 well in excess of our guide price.
Lot 4 was sold prior to auction, so the Auctioneer moved straight on to Lot 5 which was a mid terrace two bedroomed house, ideal for owner occupation or for letting. The bidders in the room again showed serious intent, with the hammer falling at £60,000.
The last lot of the day which was a distinctive detached country cottage with approx 2.43 acres (0.98 ha) of land in Ashbrook, near Winsford did not reach its reserve, but interested parties can contact the Northwich office on 01606 45514 for further information.
All in all, it was a very successful sale with plenty of interested parties in the room, from investors to owner occupiers. Our next sale will be held at Cottons Hotel & Spa, Manchester Road, Knutsford, WA16 0SU on Thursday 26 March 2015 at 3pm.
